The difference you will make as a Assistant Director (Repairs and Maintenance)
You will lead the Repairs and Maintenance Teams to ensure One Housing Property Services/The Riverside Group achieves statutory and regulatory compliance in its Heating and Electrical compliance areas, ensuring we keep our customers and buildings safe.
This role plays a full strategic role in the Operations Directorate, proactively contributing to business planning, budget management, identifying service improvements, harnessing technology to deliver services that demonstrate value for money, achieve high levels of compliance and customer satisfaction.
About you
We are looking for someone with working knowledge of defects, latent defects and relevant experience at delivering a customer focused defects, repairs or maintenance service. The ability to diagnose the cause of faults reported as defects or latent defects with a deep understanding of building structure, building services, repair and maintenance techniques. You will also have a good level of IT skills and literacy including Excel.

Role Profile
Responsible for:
- The strategic management of the Repairs Service including repairs(minor and major), damp and mould, and voids delivered via a ‘mixed economy’ through our DLO our external contractors through a variety of contracts.
- Ensuring that all contracts including management and supervision are in place to cover all services 24/7.
- To collate and report on performance indicators for each compliance work stream, ensuring that effective pre, in-process and post completion quality checks are conducted, and the results of such checks recorded and used to improve performance. Ensure all service and compliance work is conducted across relevant premises; where properties fall ‘out of scope’ evidence is recorded to provide an auditable explanation.
- Strategic planning and development of the service including developing new policies, procedures and harnessing technology to support service delivery. Continuous improvement and value for money is captured and recommendations for future service delivery reported.
- Working with Heads of Service, prepare specifications for the procurement of contracts. Ensure where possible, customers and key stakeholders are involved in planning and procuring new services.
- Attendance at Executive, Committee and Resident meetings. Prepare and present reports on operational areas of responsibility. Ensure reporting mechanisms for key performance indicators are carried out in accordance with agreed criteria.
- Ensure effective record keeping and monitoring systems are in place and maintained to a high standard to facilitate responses to complaints, members enquiries, freedom of information requests. Use learning from customer feedback to increase customer satisfaction and involve customers in designing and improving services. Identify areas for service improvement and manage the implementation and review of planned changes.
- Effective financial management of budgets including budget setting and the provision of financial information and analysis to monitor contract progress and expenditure to achieve value for money. Support the preparations of annual budgets, and 30-year business plans.
- Ensure that statutory compliance contracts are managed efficiently and effectively in accordance with the organisation’s performance framework, financial regulations and standing orders, and that all contractual requirements are met ensuring prompt corrective action is taken to remedy underperformance. Ensure processes maintain timely and accurate payment of invoices and valuations subject to proper authorisation.
- Leadership and management of a large staff group, including recruitment, training, performance management. Proactively participate in staff engagement activities e.g. roadshows, staff conferences, people engagement group sessions and managers’ events.
- Take responsibility for compliance with all, health and safety requirements and best practice to minimise risks to residents, contractors and staff.

Knowledge, Skills and Experience
Experience
- Experience in the leadership of relevant areas of responsibility at a senior management level, within an organisation of comparable scope and complexity
- A proven record of successful change management, delivering new working policies and practices alongside cultural and structural change
- Delivering services with a ‘commercial approach’ that clearly demonstrate VFM
- Strong experience in people management, performance, development and staff engagement
- Experience of working in collaboration with internal and external stakeholders to deliver improved services and performance
Skills
- Takes a strategic approach to work tasks, and has strong communication, influencing and negotiation skills, to deal competently with staff, stakeholders and statutory agencies at all levels.
